This is how the business actually runs. Understand this, and you avoid most problems.

How deals actually work

  • Everything lives in Rechat Every lead, every contract, every client. If it's not in Rechat, it does not exist.
  • Files go in early, not late Open a file the moment you have a signed agreement. Don't wait until close — that's how things slip.

    If you wait until closing, you're already behind.

  • You're not alone on a deal A transaction coordinator backs you up. Your job is to drive it; theirs is to keep it on the rails.
  • Use judgment, then ask If something feels off — pricing, disclosures, a clause — pause and ask. We'd rather slow down than fix later.

When you get your first deal

Bookmark these. You'll come back to them often.

What's expected of you

  • Communicate clearly Reply to clients fast. Reply to your team faster. Silence is the enemy of deals.
  • Show up prepared Read the contract before the call. Know the comps before the showing. Be the most prepared person in the room.
  • Use the systems Rechat for everything. Slack for chatter. Don't run side workflows — they break the team.
  • Be open-handed Share what works. Ask when stuck. We're a team, not a roster of solo operators.

The rules that keep you safe

  • Be accurate Don't guess at facts about a property, a contract, or a deadline. Look it up or ask.
  • Know advertising basics Every social post, sign, and email has rules. TREC's advertising guidelines are the source of truth.
  • Use the system, not workarounds If a process feels slow, tell us — don't invent your own. Workarounds become liability.
  • Ask before you act Anything that involves money, signatures, or a contract change — check first.

How you get paid

The short version: clean file in, fast check out.

Important: The office is NOT notified until you submit the CDA Request and click "Notify Office."

This is the trigger. If you don't do this, nothing moves.

Full-Time

Direct disbursement at close. Title sends commission to 6th Ave; we issue your CDA and pay you after review — typically within 1–2 business days, minus splits and transaction fees.

Part-Time

Same flow, slightly different split. CDA still required for every deal. No CDA, no payout — no exceptions.

Part-time agents submit documents outside of Rechat. Victoria uploads and reviews everything manually. This is why the fee is higher.

  • Transaction fees A flat fee per closed deal covers compliance, TC support, and tooling. It's pulled before payout.
